Our Services

  • Level 1: Small Project: Home Maintenance

    Examples: Caulk, Paint, New Carpet, Dinged drywall, chipped flooring, stuck window, sticky door, appliances, gutter/downspouts, weather-proofing, replacing faucets, fixtures, lights, and fans.

    All related to bringing an already well maintained home back to New Home quality.

    These are all tasks that are necessary to keep a home in good condition and making it a pleasant place for your family to live. Typically, Level 1 small projects can be done in a matter of hours, or if gathered together in a “honey-do” list, can be completed in less than a week.

    Level + Plumb’s Handyman Service is being phased out in order to pursue Level 2 & 3 projects, however, feel free to contact us for a referral or the possibility that between projects we will be able to give you a helping hand directly.

  • Level 2: Medium Project: Remodel Your Home

    Small New Build Projects, Remodels, and Home Additions

    Examples

    Small Builds: Deck, Carport, Storage Shed, Patio, Gazebo

    Remodel: Kitchen, Bath, Added room, Finish Attic or Basement, New Flooring

    Home Additions: Add a Room or Bathroom, Attached Garage, or Expanded Floor Plan

    Larger Maintenance: New Siding, New Roof, New Windows, New Doors

    These projects fall under the classic category of Home Remodeling. Changing up your bathroom or kitchen spaces, adding a room or bath to your current layout, organizing a garage or finishing a basement all fall under this category. These types of projects can take a matter of 2-4 weeks to complete, of course depending on the number of projects you have in mind.

    Believing a well-organized project will be effectively delivered by our team, we also put small exterior new build projects in this category as well, examples are a deck, carport, storage shed or patio. Larger maintenance like a new roof, house siding, installing a series of new windows or doors all reflect a larger time and cost commitment, but maintain your home’s value for years to come.

  • Level 3: Large Project: Invest in Your Property

    Examples

    Detached Garage, ADU, Guest House, Shop, Barn, Second Floor

    Bigger Projects. New Construction. Likely requires permits and a foundation.

    Lastly, the big projects that can transform your property into your dream estate. This final and most costly form of upgrades to your home and property can take a series of weeks or even months to plan, organize, construct, and complete. These types of construction projects will require permits to address site planning, plumbing, electrical, and construction quality. This can slow the process and extend the timeline as subcontractors needed to complete each phase of work will need to be scheduled. Although a bigger commitment and potential headache, Level + Plumb thrives in this arena and is excited to work with you to make your vision a reality. This level of construction becomes a long term investment as the added value gets reflected in the equity of the property and enhanced resale value. We specialize in ADUs and actively support Lane County and Oregon state’s new statutes encouraging the construction of ADUs to assist with our broader housing crisis. Our General Contracting Service Process respects you right upfront

  • This can be done over Zoom or on a phone call. It is helpful for us to have photos to visualize your space.
    By the end of this first meeting, you will have a ballpark quote that will make it clear if working with us is within your budget.
    If we agree together, then an appointment for an in-person meeting will be set at your home, so we can discuss your project in detail.

  • Together we will discuss the specifics of your project, take measurements, discuss materials, and how I can best bring your vision into reality.

    Depending on the complexity, man-power required, and materials to be sourced, I will take the information gathered from our meeting and have a project quote emailed to you within 1 week (5 business days).

  • The emailed project quote is a custom proposal detailing the timeline further, breaking down costs and materials, and any relevant legalities (like filing for permits, renting equipment, and/or hiring subcontractors).

    You take your time to look it over and request any further information from James and/or make any adjustments.

    This step is so important! Take your time to consider any potential challenges for your household, lifestyle, budget, and calendar.

    The more time we take together to get clear on the process ahead of time, plan for any concerns, and develop our communication together, the better the actual buildout of the project will go.

  • Once the quote has been modified, timeline set, and is accepted, then the fun begins! We get moving on your project by finalizing and signing our construction agreement.

    This will include an official start date, agreed-upon amount of deposit to fund the purchase of supplies, and clear payment plan and timeline with deadlines for any phases of construction.

    Within the contract is a document that will provide written, mutually agreed and signed confirmation of any Change Order that will be required before there is a modification or addition to the original quote.

  • At least 1 week before the project start date, James or a trusted associate will meet with you to do a walk-through and go over some pre-construction details.

    This will include how to prepare for the arrival of our workers: does an area need to be cleared out? Available bathroom? Parts of the home needing protection? Where will they park? Worker awareness of kids or animals on the property? How best to leave our workspace at the end of the day?

    All of these details are important to us as we intend to be a quality dance partner amongst the unavoidable impact that construction will have on your life. We know it will be uncomfortable and it is our goal to keep the stress to a minimum during the whole process.

  • We are with you every step of the way!

    Stay in communication with James and/or the onsite construction manager and make sure we are meeting your needs, addressing any concerns, and keeping the project moving forward smoothly.

    It is the nature of construction that there will be bumps in the road. It is our commitment to draw your attention to any areas that need additional approval, a change in work-order, or simply an A-OK.

    Your home is sacred to us and we strive to bring the highest level of respect and integrity throughout the project.

What’s your investment?

Obviously, the price of your project will vary. We price ourselves fairly and use market prices on our projects. Any construction remodel budget has a variety of variables: the materials to be used; the quality, experience, and size of the team; cost of permits that meet building codes; availability of specialist subcontractors; unexpected repairs when existing walls are opened up to the light of day; and so much more!


This is why we pride ourselves in developing a detailed plan ahead of time, with  completion goals for each phase of the remodel, and a small specialized team that will be entirely dedicated to your project until it is complete! We want you to know that you are in the loop and confident every step of the way.

There is no doubt construction can appear expensive, but it is our belief that you are not just paying for the end product, but also for the experience along the way. Consider that an extra cost upfront may well save you tons of stress from a low-balling, budget contractor, with a bad attitude and broken promises.
